1. Reliable Company: The listed company should be well established. Do a background check for the firm before you take the decision. There are many aspects that you should be aware of, like external and internal focus, financial leverage and delivery versus commitment. Check the past of the builder, whether they have been honest about their projects or not. Also the company should not be involved in any legal hassles. 

2. Location of the Project: This is one of the most important parts. The real estate development in the area, the surroundings, future plans, infrastructure, basic needs, etc should be looked up. 

3. Amenities and Features: The chosen project should have good amenities like swimming pool, clubhouse, gymnasium and some basic ones like power backup, water supply, waste disposal, rain water harvesting, car parking, maintenance staff, security and outdoor sports. 5. Approvals in Place: The buyer should make sure that the builder has obtained all regularity certificates. Even for a reputed builder, this drill should be done. You should deliberately check the certificates like the approvals of the building plans, land title and commencement of construction.
