Plots or Apartments, Which Ones are Better?

Investing your money in the right property is essential. Whether to go for a plot or an apartment, is a thing to be thought over. Let us look at the pros and cons of doing so.

Apartments
  • They offer security, power backup, clubhouse, swimming pool and maintenance. You do not have to worry about finding an architect, seeking approvals from government, local bodies and dealing with contractors. All these are taken care of by the developer himself.
  • Living in a plush environment has always been great as the environments have been designed on themes like ecological preservation, golf courses, luxury houses, commercial spaces, world-class environments, environmentally friendly, etc. Finding such posh surroundings for plots is tough and expensive.
  • The biggest positive aspect of buying an apartment is the tax benefit. An apartment can be easily left out unoccupied but its not the same case with plots, if left unoccupied, the owner will have to pay taxes.

  • They are ready to move. You do not have to wait for the possession. A plot can be occupied as soon as bought as the possession is immediate. Even if a plot is located in a township, the possession time is immediate. You can shift as and when you choose.
  • If you buy a plot you own a land, unlike owning an apartment which is just a floor. Owning a land has more benefits in the long run. The structure and condition of an apartment building will diminish over time. But in the case of a plot, you can demolish the old structure and construct a new one, increasing its value.
  • The prices keep increasing over time as the value of land can never go down. As the area develops and grows, the prices will increase. It is a rare thing to find prices dipping low for land. A settled locality is one that has all amenities around it. This makes the rates go higher and higher. Another option is to rent out certain floors or the ground floor for commercial purposes.
  • You have the benefit of designing the plot as per your needs. You can completely change the layout, which is not an option in an apartment. It is limited and fixed for life. This is not the case with plots which can be constructed on and changed to suit your needs.
